· Over the last 12 years at Renton’s unique Airport, we have acquired the experience necessary to manage this specific space successfully. · We are able to leverage our existing on-field investments in buildings, equipment and state-of-the-art Fuel Farm. · Leveraging these investments allows us to be profitable without substantially increasing airport traffic. · We have used our experience and investments to create a unique, compelling plan for the City. · This plan promotes “zero noise impact” businesses such as manufacturing and educational institutions to occupy the space. · These promoted businesses will provide great opportunities for bringing high-quality jobs into our region. · Our plan creates a unique compensation plan, where Pro-Flight profits from keeping the space occupied, and allows others to sell fuel to the clientele served. · This keeps the available space out of the typical FBO “monopolized” solution, where patrons must buy fuel from the FBO to utilize the space and services provided. · Pro-Flight’s plan promotes the City to own and operate the space, avoiding the otherwise required long-term agreements with entities which must recoup their substantial costs while making a profit. · In this manner, if a less-than-desirable outcome occurs at the Airport, changes can be easily made via the tenant mix vs. the entire plan. · This approach also achieves the greatest overall profit to the City, strictly from the lease revenues they would collect directly. As part of our response to the city’s RFP, we built a Business Modeling Tool, putting the rubber-on-the road and proving our projections. Each copy of our response included this software Tool on electronic media. · Most important of all: our response to the City came before any Public outcry. We believe our proposal proves Pro-Flight’s position to be the best answer to this complex issue, through our forward-thinking and highly detailed, substantiated approach. If you look to our history, we continue to work with the affected Communities to improve the Airport’s impact on all our Citizens and Neighbors. · Pro-Flight is flexible. If someone has a better idea, we will change our approach. Our solution is adaptable and can easily be modified to suit changing market conditions and community concerns. · Pro-Flight is the competitive incumbent. We know what it takes to win and we will outperform any competitor with pricing and service. This will legitimately jeopardize the success of “another” plan, but it is our responsibility to protect our family business with a “whatever it takes” attitude.
